The Village at Nellie Gail Ranch

May 15, 2013 — Fred Sands, chairman of Vintage Real Estate, hosted business, community and government leaders today to celebrate the groundbreaking of the $17-million renovation and expansion of The Village at Nellie Gail Ranch. A centerpiece of the expansion will be Southern California's first Fresh Market, a full-service specialty grocer known for its vast selection of top-quality products, exceptional customer service and inviting atmosphere.

“We are undertaking a comprehensive renovation of the center that will transform it into a modern and dynamic retail destination. With a warm yet contemporary look, top-quality retailers and new dining options The Village at Nellie Gail Ranch will be a perfect fit, reflecting the lifestyle and serving the needs of this community,” said Sands.

Last year Vintage acquired four acres immediately adjacent to the former Moulton La Paz Shopping Center from the City of Laguna Hills to allow for the expansion and redevelopment plan for the center as The Village at Nellie Gail Ranch. Embodying the style and ambience of a European market, the new center will total approximately 100,000 square feet and include stylish boutiques and casual dining restaurants in addition to The Fresh Market.

“The Village at Nellie Gail Ranch is a welcome addition to this community and will enhance this pivotal intersection. It will offer an exciting new shopping and dining experience in addition to generating jobs and revenue for the city,” said Laguna Hills Mayor Barbara Kogerman.

Located at the intersection of Moulton Parkway and La Paz Road in Laguna Hills, the center is surrounded by prominent residential communities, including the Nellie Gail Ranch area with its large estates. There are approximately 140,000 residents within a three-mile radius and the average family income is approximately $120,000 within a five-mile radius.

The Fresh Market will be a 21,000-square-foot grocery store featuring an onsite bakery offering more than 30 freshly baked breads daily, a full service meat counter, more than 200 imported and domestic cheeses, fresh seafood, a large selection of organic produce and an array of ready-to-serve entrees. The Fresh Market is designed with an atmosphere reminiscent of old-world European markets with classical music and antique décor creating a more inviting shopping experience.

In addition to the new development, Vintage is renovating existing buildings in the same architectural style, including new facades and signage, and refreshed landscaping and attractive outdoor gathering spots throughout. Construction is expected to be completed in the first quarter of 2014. New tenants already committing to leases within the redeveloped center include…
